The business and therapeutic wisdom of the Czech spa triangle.
Project Geography: The West Bohemian Spa Triangle, a region inscribed on the UNESCO World Heritage List.
Western Bohemia (Bohemia) is one of Europe’s premier, resource-rich locations. It features a unique combination of developed mountain areas with established ski infrastructure, ecologically pristine forests, high-potential freshwater lakes for commercial and recreational fishing, and a diverse network of therapeutic mineral springs with proven balneological value.
The Heart of Europe: Bohemia – A Prime Business Environment with Project-Friendly Legislation!
Key value driver: A unique synergy of diverse spa resorts and specialized mineral springs, including Karlovy Vary (gastrointestinal disorders, liver diseases, diabetes, post-hepatitis recovery), Mariánské Lázně (urological, neurological, respiratory, and allergic conditions), Františkovy Lázně (cardiology, gynecological diseases), Kynžvart (childhood diseases), Jáchymov (musculoskeletal disorders, radon therapy), and Konstantinovy Lázně (cardiology, pulmonology).
For sea and ocean lovers, the driving distance from the resort area to the Adriatic Sea is 780 km to Croatia (Rijeka) and 980 km to Italy (Rimini); to the Mediterranean Sea, it is 890 km to Italy (Genoa), 930 km to France (Nice), and 1,600 km to Spain (Barcelona); to the Atlantic Ocean, it is 2,400 km to Portugal (Porto) and 1,600 km to Spain (San Sebastián, Gipuzkoa); to the North Sea, it is 840 km to the Netherlands (Amsterdam); and to the Baltic Sea, it is 1,870 km to Finland (Helsinki).
Regional climate: positioned within the temperate climate zone of the Northern Hemisphere, the region enjoys comfortable weather for the maximum number of days a year. The average annual temperature is +9°C. In summer, it ranges from 19°C to 34°C, and in winter, from -2°C to +4°C
The project region in Western Bohemia is completely free from natural disasters and boasts a magnificent, health-restoring environment. Situated at an optimal and healthy average elevation of 250 to 740 meters above sea level, it is entirely unaffected by rising sea and ocean levels, which heavily impact the ecosystems, infrastructure, economy, and social well-being of coastal territories.
The areas designated for residential development and commercial enterprises are situated at altitudes of 380–550 meters above sea level. This positioning ensures clean, oxygen-rich air, a pristine environment, and beautiful woodlands, while maintaining a significant distance from industrial operations.
The local climate contributes favorably to human active longevity.
Resort Region Overview. The region boasts a concentration of hundreds of mineral springs emerging from the subterranean depths of the Slavkov Forest. These sources vary by temperature, dissolved carbon dioxide levels, and mineralization profiles. Historically, the spas of Western Bohemia served as premier destinations for the convalescence and treatment of European monarchs, aristocrats, and prominent cultural figures, including Goethe, Beethoven, Chopin, Kafka, and King Edward VII. Today, the region’s health resorts maintain a strong international appeal, attracting visitors worldwide. Alongside the medical and rehabilitation sectors, the region represents a high-demand market for residential real estate, driving property acquisitions by buyers from Europe, the Middle East, and other global regions. The commercial real estate sector exhibits a correspondingly strong investment demand. The region is home to a permanent population of numerous foreign nationals who operate businesses from various countries, predominantly Vietnam, Germany, Kazakhstan, Armenia, the Netherlands, etc.

Connection of electricity, water, and sewage systems.
Launch of bank project financing procurement.
Phase 3: Phased Construction (Months 16–36)
Construction is split into 3–4 phases (20–25 houses each) to mitigate cash deficits.
First inflows from pre-sales emerge (10–20% deposits).
Phase 4: Sales and Project Closure (Months 24–48)
Peak positive cash flow.
Rapid return on capital to the investor or financial partners under the investment agreement.
The allocation of European innovation grants (€2.0M – €4.0M) will be subject to the project’s innovation intensity. Market research and negotiations with real estate agencies in Germany, the Netherlands, Belgium, and other countries indicate strong demand for residential properties in Western Bohemian spa resorts among residents of the North Sea and Baltic Sea coastal regions.
We observe strong demand from both local residents and insurance companies for the development of premium residential spa hotels in Western Bohemia’s premier resort areas. These projects are designed to provide European seniors with comprehensive hospitality services and advanced medical care based on cutting-edge service models.

Tap water contains chemical reagents and is an aqueous solution. Bottled drinking water, which undergoes multi-stage technological purification (such as reverse osmosis, ozonation, etc.), is a technological product. In scientific terms, it is referred to as a fluid or inert drinking water; it possesses physical neutrality and lacks an active effect on the body. Consuming this type of water leads to a decrease in electron energy within bodily organs and the onset of various diseases.
Project № 3 – Bioactive Water
The Tinowa BioWater enterprise for bottling special structured mineral drinking bio-water with a programmable physical component from underground sources in the Czech Republic or Slovakia. The planned capacity of the project is 10,000,000 liters per year, with bottling into 0.75-liter glass bottles in the amount of 10,000,000 units and into 0.50-liter glass bottles in the amount of 5,000,000 units.
For the establishment of a bottled water production plant (a greenfield project), the total annual revenue will amount to €13,750,000, and the net profit will be €3,456,250, with estimated investments (CAPEX) in the range of ±€8,500,000 – €9,000,000.
Baseline Operating Assumptions.
To ensure model accuracy, figures are based on average market indicators for the Czech Republic:
CAPEX (Capital Expenditures): €8,500,000 (land acquisition, well drilling, automated bottling line, warehouse, certification).
OPEX (Operating Expenses): 62% of revenue (€8,525,000) (including raw materials/PET, electricity, water tax, logistics, payroll).
Depreciation: Straight-line over 10 years (€850,000 / year).
Corporate Income Tax Rate in the Czech Republic: 21%.
Discount Rate (WACC): 10%.
Financial Metrics.
Financial Indicators
Calculation Formula – Value (€ / %)
Revenue – Product A (0.75l) + Product B (0.50l) – Value: €13,750,000.
OPEX (Cost of Goods Sold and Commercial Expenses) – (62%) – €8,525,000
EBITDA (Revenue – OPEX) – €5,225,000
EBIT (Operating Profit): EBITDA – Depreciation & Amortization – €4,3750,000
Corporate income tax (Czech Republic, 21%) EBIT – €918,750
Net Income (EBIT minus Tax) amounts to €3,456,250
Operating Cash Flow (OCF): Net Income + Depreciation and Amortization – €4,306,250
Simple Payback Period (CAPEX/OCF) is 1.97 years (approximately 24 months).
5-Year NPV – Discounted OCF – CAPEX – €7,824,075.
Capital Structure:
Equity (30%): €2,550,000
Debt (70%): €5,950,000
The commercial loan rate in the Czech Republic stands at 6% per annum.
Loan maturity: 5 years, with equal annuity payments
First-year interest: €5,950,000 x 6% = €357,000 (decreases as the principal is repaid).
Due to the loan attraction, tax savings amount to €74,970 in the first year.
Financial Leverage Conclusion. Introducing a 70% debt-to-equity structure significantly optimizes the project’s financial efficiency. While the nominal Net Income decreases slightly due to interest obligations, the Sponsor’s Equity Payback Period drops to under 1 year, generating an exceptional first-year Return on Equity (ROE) of 124.4%. The project demonstrates strong debt-service capabilities with an EBITDA-to-Interest coverage ratio of 14.6x, indicating extremely low default risk.
The main benefits of regular consumption of structured bottled drinking bio-water include preventive support for the brain’s neural network, the cardiovascular system, and overall health:
